An EPC is a legal requirement before any residential property can be marketed for rent in England and Wales. Under the government's Warm Homes Plan, all privately rented properties must achieve a minimum Band C rating by 1 October 2030. For letting agents, this means every instruction needs a current, valid EPC before it can go live. Assessed using official national RdSAP methodologies, we lodge every certificate on the official government register the same day, and include the EPC in all four of our compliance bundles. Valid for 10 years.

Legionella Risk Assessments
A statutory Rent Smart Wales obligation — included in the Landlord, HMO, and Holiday Let bundles.
Under the Health and Safety at Work Act 1974 and COSHH Regulations, residential landlords have a legal duty to assess and manage the risk of Legionella in their properties' water systems. In Wales, Rent Smart Wales audits specifically check for a current, written Legionella Risk Assessment — failure to produce one can result in licence suspension. Our assessments cover all water systems, provide a written record of findings, and satisfy Rent Smart Wales audit requirements. For HMOs, we carry out a full room-by-room assessment covering communal areas and all bedrooms.

Our City & Guilds qualified assessors (2377-77) test all portable appliances, provide a clear pass/fail record for each item, and issue a certificate confirming compliance.
